Do not rent from this agent and waste your time and fill the questions.They will never pass your offer to the owner. We offered extra dollar and payment in advance. They reply the property has been leased in a second. How could an owner get our offer and make decision in one second. Not a professional way doing business! Please be fair to all applicants.

The worst real state I came across over 10 years in Perth. Property manger John Gochez, he is Lack in confidence in decision making. I’m extremely disappointed with their management/services over 1 year with them.

My experience with GOW property and the property manager Milka has been nothing short of amazing. I’ve been a tenant at one of their properties for 3 years and am now moving on to my own home and i would highly recommend renting a property from them. Milka has been so attentive and reliable with any communication to myself or anything I have needed to raise with her and has made the past 3 years so incredibly easy and stress free. Thank you again for making this such great 3 years Milka!

5.5 years of GOW and this is our story. Firstly we had a faulty air-conditioner for a year & a half. Property managers went in & out like a sushi train. Then we had Jessica Giancaspro & she was loved as you will see from her 5 star reviews. After living there for 3 years we had agreed that any minor damage would be fixed at the end of our tenancy. We fixed anything major eg: accidently reversing into the garage door. We never trashed the house & always had either immaculate inspections or the one just below perfect. Linda Caines replaced Jessica & first inspected our house April 2022. We didn’t have a bad inspection & she didn’t mention anything to us or say there was an issue with the minor damage. This is bad for the owner & us as we had no idea there was a problem that needed rectification. Next Linda submitted a rent increase form for $150 a week with no other communication about this to us. We called them & were informed that if we didn’t pay we would have to leave. We kept talking & I offered a rent increase of $75 plus $75 after 6 months. $150 was a massive increase in one hit. My advice, make an offer as no matter how unreasonable the agent is, they have to present offers to the owner. In our case the owner granted our request. In September Linda did another inspection & she claimed that the scratches and stain on the floor were so bad that she put in a breach notice. She said we had 14 days to fix anything she had mentioned including the things we had previously agreed to be fixed at the end of our tenancy or we would be evicted. In response we agreed to fix everything as we always said we would & which we did minus the damaged floors as we hadn’t come to a resolution. They literally asked us to REPLACE the entire floorboards of the house & said they could put us on a payment plan. I said surely not, we can repair the floors or replace the section to which she threatened us with eviction if we didn’t comply. They then submitted a Breach notice and the floor wording was changed from replace to repair. I had complained about this matter so Dee Gow got involved. Dee spoke with Linda and Linda said she never said replace. I then got an email from Linda saying what’s the difference between the words replace & repair anyways. To which I said thousands of dollars Linda. We had agreed to fix the floors when we left. After all the threats of eviction, we sought legal advice. They then made us aware that if something that is old (such as 13 year old floors) would be repaired like new, then only a percentage would have to be paid to accommodate the actual damage done. To which we asked to negotiate this amount which they refused & just asked us to pay for all the floors instead of a portion. So we left it and didn’t fix it prior to leaving & fixed everything else knowing they could only claim a portion from us if it had to be fixed after we left. In the end they were only able to claim $500 from our bond which a lot cheaper than what they were originally trying to claim. They weren’t able to claim anything else from our bond & we received the rest back. This proves that the damage wasn't eviction worthy & could have been negotiated fairly in the beginning. Alot of GOW’s reviews replied to saying we won in court. Charged you lots of money and that’s why there is a bad review but they only kept $500 worth of bond from over 5.5 years of tenancy. We would have organised for the floors to be repaired ourselves if fair compensation was agreed. We were very happy with this $500 outcome. We are not disgruntled financially. The threats, awful communication and the lying are the problem. Shortened points as no characters left: Bond refund Issue initiated 20/01 but Linda didn’t complete her part until I prompted her, then lied about full completion date. Claims of an inspection on July 11th which I asked for proof but they refused. I have proof of all claims.Threatened us to take reviews down saying their response would be scathing. When we refused they mentioned they could blacklist us.

We have been renting with GOW property for 1 year and highly recommend them. John Gochez our property manager was always very quick to respond with all questions and problems. Always helped us with any issues. Inspections were handled good as well. The house where we were living has been sold, and next house we have rented again with GOW property. So grateful to them for everything.

They don’t always follow through with maintenance. Happy to take their fee however. I had two employers state that maintenance issues I raised 2 years ago (March 2021) were complete, but after inspecting personally (April 2023) , I found out that they were not done at all. Experienced multiple issues with their service over the years. I’ve certainly experienced better communicators and better service. Definitely consider another Strata Co. I eagerly await John Gows articulated bumbling mess" of a reply. Significant chance his "damage control" response will be unrelated to the above mentioned grievance
